**Executive Summary**

**Call to Order and Administrative Matters:** The Glen Arbor Planning Commission convened on November 7, 2024, with Chairman Lance Roman presiding.  Attendance was noted, the Pledge of Allegiance was recited, and the agenda was approved. Minutes from the previous meeting were approved. No conflicts of interest were declared by any members.

**Correspondence and Reports:** The Planning Commission received and reviewed correspondence, including seven letters regarding the proposed rezoning of the Fisher Store property. The Township Board report was absent. The Zoning Administrator presented a rezoning proposal for the Frank Fisher Store property at 5504 River Road, leading to a question-and-answer session with Commission members and Tim Cypher. The Commission will revisit the proposal upon the completion of the application. A Zoning Board of Appeals report indicated no upcoming matters.

**Public Comments and Business:** Public comments primarily addressed concerns about the proposed zoning change's potential impact on traffic, parking, and residential character. The meeting then progressed to business items, including a master plan review update and reviews of Zoning Ordinance v5.1 items, specifically key holing, accessory buildings, shipping container use, and accessory dwelling units (ADUs). Printed materials were provided to aid these reviews. Additionally, solar and wind ordinances were discussed.
