Summary

Mike Sheldon, owner of The River, was present and expressed concern regarding the complaints. Cypher has investigated and measured sound levels, finding nothing over 23 decibels so far; he noted Glen Arbor does not currently have a sound ordinance and will prepare a formal report on his findings.
Dotterweich reported the Zoning Board of Appeals has no upcoming meetings. Correspondence was received regarding a Planning training session in Frankenmuth. Township Board Report was not given, as Hawley was absent.
The Commission discussed Master Plan Chapters 5 and 6. Roman suggested adding a chart to Chapter 5.2, which Dotterweich provided; most of the remaining text in 5.2 was noted as largely unchanged. The Commission continued editing verbiage, and Roman will incorporate the changes. It was noted that Chapter 5 was previously amended to allow single family homes in the business district. For Chapter 6 (Agricultural District), Cypher stated the chapter is largely obsolete since no farms remain within its boundaries, though the three-acre lot standard should be retained; no action was taken. Chapters 7 and Appendix A will be reviewed at the October meeting.
The Commission also reviewed Zoning Ordinance v5.2 items, including Accessory Buildings and Shipping Container Use, noting these could be combined and tabelized in future review; no action was taken. A punch list item on Accessory Dwelling Units (ADUs) and FROGs was discussed with no action taken. Solar and Wind was listed as a time-allowing agenda item.
