Call to Order and Roll Call:
- The Glen Arbor Township Planning Commission meeting was called to order by Chairman Lance Roman at 7:30 P.M. on December 5, 2024.
- All members were present except for Dave Burton.

Agenda and Conflicts of Interest:
- No additions or modifications were made to the agenda.
- No conflicts of interest were reported by the Commission members.

Minutes and Correspondence:
- The draft minutes of the November Planning meeting were approved as presented.
- No correspondence was received.

Township Board Report:
- The Township Board has completed phase 3 of the firehouse project, including evaluating the Fire House for women's washrooms and sleeping quarters.
- A box will be installed for Narcan behind the Town hall.
- The Township Board rejected a request to change the speed limit on 675 from 55 to 45 mph, as the Road Commission's study showed an average speed of 48 mph.
- The Township Board is getting bids on repaving the parking lot.

Zoning Administrator's Report:
- The Ames project does not have the Road Commission permit and needs a survey to relocate the well. There may be a problem with no extra parking.
- The Health Department approved a small site, and the proposed drain field was moved to the property owner's second lot.
- MDOT approved the location for the parking, but it cannot be enlarged.

Zoning Board of Appeals Report:
- There was nothing on the agenda.

Business:
- The Master Plan Review Update: Cypher will provide demographics for the January meeting.
- Review of ZO5.1 Item #3 - Keyholing: Ihme provided a map and suggested exempting resort and commercial businesses from the Ordinance. No action was taken.
- Review of ZO5.1 Item #4 - Accessory Buildings: The Commission discussed removing a number of definitions. Roman will revisit for the January meeting.
- Review of ZO5.1 Item #5 - Shipping Container Use: No action was taken.
- Ordinance Items to Review: No action was taken on keyholing, accessory buildings, shipping container use, accessory dwelling units (ADU), and solar and wind.
